I am a real estate newcomer.
Looking at real estate listings is my hobby, and I have a personality like Oh Ji-ra. People around me have been telling me to try real estate for about 10 years. It's hard and tiring because it's a job dealing with people. But I feel like I'm going to get sick if I don't talk to someone somewhere, so I turn on my computer and write on the free bulletin board. Somehow (maybe moms' cafes encourage this kind of thing), people who inquire about real estate are basically full of deep suspicion. I think that's a shame. A real estate agency in Indonesia represents me in some ways, negotiating and coordinating for me, and if there is a defect in the house, they are also a companion to find solutions together...
The rental commission is 5% paid by the landlord in total, and in transactions where both the landlord and tenant have an agency, each side pays 2.5%. This doesn't mean it's more expensive or cheaper just because it's direct. Rather, if you think of me as your active representative, I think you'll feel more secure.
And some people ask me about something and then ask about it elsewhere.... From the landlord's point of view, there are a lot of people making offers, so they may raise the price or eventually lower it if they get tired. It's a matter of which real estate agency is more expensive, but generally, boldness is the norm.
